- TROUBLE CASES│NEEDS
Rentals for foreigners Input Page > Troubles Cases > Rentals for foreigners Neighborhood troubles Below are some examples of problems with foreign tenants in Japan. By knowing about potential problems beforehand, whether they occur when tenants move in or move out, you can prevent, improve, or resolve them. By making sure tenants are fully aware of the facts and taking precautions, you can avoid problems. Noise problems In many countries, homes have better soundproofing than in Japan, so people's perceptions of noise vary. Furthermore, some countries have a culture of socializing late into the night, which can clash with Japanese lifestyles. For example, there have been reported cases of people playing loud music late at night, inviting friends over for large parties, and talking or watching TV at high volumes. According to a "Survey on Foreign Tenants" (2022) conducted by the Japan Rental Housing Management Association, 54.2% of foreigners who had been warned about noise pollution during their tenancy said they were "warned about making too much noise." To prevent such issues from occurring, our company explains Japanese lifestyles (especially regarding quiet hours at night) at the time of signing a lease. Furthermore, if a report is made, we immediately contact and warn tenants. Ignoring trash disposal rules Many countries do not have garbage sorting systems, or they are not as strict as Japan's. Furthermore, there may be no concept of designated days or designated bags in their home country, leading to problems such as unsorted garbage, garbage disposal on days other than the designated days, or garbage disposal without the designated bags. According to a survey, 52.1% of foreign residents who had received a warning during their tenancy responded that they were "warned about garbage disposal procedures." This shows that garbage disposal-related problems are quite common. To prevent such problems, our company utilizes multilingual garbage sorting guides provided by local governments and provides illustrated calendars to clearly communicate designated days. If the problem persists, we will provide individual warnings. In Sendai City, the types of garbage that can be disposed of on different days of the week vary depending on the area, so residents will need to get used to it. Odor and manners issues Odor problems are often caused by differences in culture and dietary habits. While commonplace in your home country, strong-smelling dishes that use a lot of spices and oil, or the use of incense for religious reasons, are unfamiliar to Japanese people. Some people are sensitive to odors, which can be stressful. Other issues include inappropriate use of common areas and poor etiquette. In many countries, rules regarding the use of common areas are not as strict as in Japan, and it is common to leave personal belongings there. Some residents also bring their home apartment habits with them and fail to adapt to the rules of Japanese apartment living. Behaviors such as leaving personal belongings in hallways or balconies, monopolizing common spaces, monopolizing shared facilities, and ignoring rules regarding bicycle parking and how to park are common causes of odors. To prevent such problems, our company provides daily ventilation and deodorization measures, as well as detailed explanations of the rules for using common areas. We highlight prohibited activities and regularly check common areas, and if there are any issues or reports, we take prompt action to address them. However, providing clear explanations in advance can help residents avoid these issues. Subletting/cohabitation without permission Many countries have a culture that is tolerant of temporary residents and visitors, and attitudes toward cohabitation can differ from those in Japan. There are also cases where people choose to live together with multiple people for economic reasons. Specific examples of problems have been reported, such as people letting friends or family members who are not the contract holder live with them without permission, or subletting rooms to third parties. According to the aforementioned survey, of foreigners who had been reprimanded while renting, 29.2% answered that they were reprimanded for "living together without permission." To prevent such problems, our company clearly explains the restrictions on the number of people living together at the time of signing the contract, and we also clearly explain and understand the penalties that will be imposed in the event of a breach of contract. Problems when moving in Troubles when moving out Restoration cost issue In many countries, the concept of restoring a property to its original condition doesn't even exist, and in many cases, there's no obligation to return the property in the same condition it was rented. As a result, there's a lack of understanding that restoration fees are incurred when moving out. Not paying the restoration fee, not understanding the high cost of restoration, and dissatisfaction with not getting a security deposit refund are common issues reported when moving out. Persistent odors can also be problematic when restoring a property to its original condition. It's important to ventilate and deodorize the room daily to avoid being charged a deodorizing fee. According to a survey by the Japan Rental Housing Management Association, 55.6% of foreigners who experienced problems when moving out cited being charged high restoration fees as a problem. To prevent such issues, our company clearly explains the concept of restoring a property to its original condition and who will be responsible for these costs at the time of signing the contract. While obvious deterioration or wear and tear is not an issue, damage will require you to pay the cost, so be careful. Ignoring the rules when leaving In some countries, move-out procedures are simple, or there is no concept of prior notice. Additionally, language barriers can cause residents to not fully understand the move-out procedures. Problems have occurred, such as residents suddenly moving out without prior notice, moving out without returning keys, or leaving personal belongings in the room. According to the same survey, 38.9% of foreigners who experienced problems when moving out stated that they "did not understand the terms of the contract (rules when moving out)." To prevent such problems, our company provides detailed explanations of the move-out procedures at the time of signing the contract. Forgetting to cancel lifeline service In many countries, utility services are automatically canceled or are included in the rent. Problems arise when tenants are unaware of Japan's unique cancellation procedures. There have been reports of tenants moving out without canceling their electricity, gas, and water services, or leaving unpaid utility bills. According to a survey, 33.3% of foreigners who experienced problems when moving out said they "didn't know how to cancel their electricity, gas, or water services." To prevent these types of problems, our company explains utility contracts and cancellation procedures at the time of signing the contract. Once tenants express their intention to move out, we provide them with specific instructions and support on how to cancel their services. Insufficient notice to vacate In many countries, the notice period for vacating is shorter than in Japan, or may not be specifically stipulated. There are also cases where a sufficient notice period cannot be ensured due to sudden returns to one's home country or transfer. We have seen problems such as tenants giving less notice than specified in the contract, or tenants leaving suddenly and not being able to find a new tenant in time. To prevent such problems, our company emphasizes the notice period for vacating when signing a contract. The average rental property contract in Japan is two years. If you terminate your contract within two years, you will most likely be obligated to pay rent until the end of the two-year term, although some properties may only require you to pay an early termination fee. If you do not notify us of your intention to terminate at least one month before the two-year term, your contract will be renewed and a renewal fee will be charged. After renewal, your contract will no longer be two-year, and you will be able to terminate it midway. However, you will be obligated to pay the renewal fee each time every two years. To resolve various issues during your stay To resolve any issues that may arise due to language or cultural differences, our company has our tenants take out a rent guarantee (insurance) specifically for foreigners. This means that our tenants can access our multilingual, 24/7 support service (always available in English, Chinese, Korean, Vietnamese, and Nepali). In fact, all of the foreign tenants we guide have found the 24-hour support to alleviate their concerns, and feel reassured knowing that they can ask any questions they have about daily life at any time, in addition to the explanations provided at the time of signing the contract. In addition to support for daily life, we also have our tenants act as guarantors. We will provide information and explain company names, etc., at the time of signing the contract.
