By knowing about potential problems beforehand, whether they occur when tenants move in or move out, you can prevent, improve, or resolve them. By making sure tenants are fully aware of the facts and taking precautions, you can avoid problems. Noise problems In many countries, homes have better soundproofing than in Japan, so people's perceptions of noise vary. Furthermore, some countries have a culture of socializing late into the night, which can clash with Japanese lifestyles. For example, there have been reported cases of people playing loud music late at night, inviting friends over for large parties, and talking or watching TV at high volumes. According to a "Survey on Foreign Tenants" (2022) conducted by the Japan Rental Housing Management Association, 54.2% of foreigners who had been warned about noise pollution during their tenancy said they were "warned about making too much noise." To prevent such issues from occurring, our company explains Japanese lifestyles (especially regarding quiet hours at night) at the time of signing a lease. Furthermore, if a report is made, we immediately contact and warn tenants. Ignoring trash disposal rules Many countries do not have garbage sorting systems, or they are not as strict as Japan's. Behaviors such as leaving personal belongings in hallways or balconies, monopolizing common spaces, monopolizing shared facilities, and ignoring rules regarding bicycle parking and how to park are common causes of odors. Problems have occurred, such as residents suddenly moving out without prior notice, moving out without returning keys, or leaving personal belongings in the room. According to the same survey, 38.9% of foreigners who experienced problems when moving out stated that they "did not understand the terms of the contract (rules when moving out)." Insufficient notice to vacate In many countries, the notice period for vacating is shorter than in Japan, or may not be specifically stipulated. We have seen problems such as tenants giving less notice than specified in the contract, or tenants leaving suddenly and not being able to find a new tenant in time. If you terminate your contract within two years, you will most likely be obligated to pay rent until the end of the two-year term, although some properties may only require you to pay an early termination fee. If you do not notify us of your intention to terminate at least one month before the two-year term, your contract will be renewed and a renewal fee will be charged. After renewal, your contract will no longer be two-year, and you will be able to terminate it midway. However, you will be obligated to pay the renewal fee each time every two years.
